Depreciation - only if your CPA gave you numbers
Blank is fine for a property you bought recently and have kept records on ever since. Why?
We then estimate the standard way - building basis over 27.5 years, from the purchase price and land value above. For anything with history behind it - an older property, a new CPA, a 1031 - the baseline below is the one thing worth typing.
Have a depreciation schedule from your CPA? One row off it is worth more than everything else on this form - type the position as of a date and we are exact from there forward, for a property bought in 1998 as easily as one bought last year. Nothing for your CPA to second-guess: it is their own figure handed back.
Or, if all you have is one of these:
Year-by-year schedulei
From a cost-seg or bonus schedule? Enter each year.${whyMore("Copy each year from your CPA's schedule - the first year is usually much larger. A year you don't list falls back to the figure above, then to our estimate.")}
Paste it from your CPA's schedule instead
One year per line - spaces, tabs or commas all work. Dollar signs and commas in the amount are fine.
Sold or exchanged - only if you disposed of it
Recording a sale stops the depreciation clock and builds your Form 4797 worksheet. Why?
It shows adjusted basis, the gain, and how much of it is depreciation coming back. We work out the basis; the tax on it is your CPA's, because it depends on your bracket and your other income.

Log mileage
How trip logging & distance calculation work
Miles stays editable - type it off the odometer if you prefer.
One deduction method per vehicle - details
Pick one method per vehicle: log miles here, or deduct actual car costs - never both. Rates can change mid-year, so check yours before filing. Why?
The rate auto-fills from the trip date (72.5¢ Jan-Jun 2026, 76¢ Jul-Dec 2026), and each entry keeps the rate it was logged at, so a change part-way through a year never rewrites earlier trips. The IRS publishes them in a notice each December, and again if one moves - irs.gov. Edit any entry whose rate is wrong. The other method is actual costs - gas, repairs, insurance, depreciation - logged as a “Travel & mileage reimbursement” expense; the IRS lets you use one or the other.

Record a refinance
This closes the loan you have now and opens the new one. Everything already recorded against the old loan stays exactly as it is - last year's interest doesn't move.
Points and cash taken out both go to your CPA - we list them under To check. Why?
Points on a rental refinance are written off over the life of the new loan, and any left unwritten on the old loan usually become deductible now - unless it's the same lender. Cash taken out has its own rules if it didn't go back into the property.
Add a reminder
Reminders stay out of the CPA and lender packages. Marking one paid is what records the money.

Version history
Trying a restore can never lose anything - the restore is itself kept as a version. Why?
Every time your books change, the server keeps the version they were before, about 30 per stream, oldest dropping off. Restoring puts things back exactly as they were at that moment.

You deduct what they paid out, not what you paid in - the difference belongs to nobody's tax return. The figures are on your servicer's annual escrow analysis statement.

More about adding from your bank
A CSV imports directly - the bank's own numbers, nothing read by AI. A PDF or photo is read for you, then checked against the balances printed on the statement itself. Paper statement? One photo per page, flat and well-lit. A .xlsx workbook is read whole - sheets, properties, history and all. Your CSV never leaves this device; PDFs and photos are read by the same private service that scans your receipts. Template CSV
