Why landlords relax here

Your papers do the typing

Closing statement, mortgage statement, tax bill - dropped, read, filled. Receipts file themselves.

One package for April

Schedule E lines for your CPA, not a shoebox.

Tenants get a portal

Repairs and messages reach you, never your mobile number.

Every figure says where it came from

Tap any number and see the rows behind it.

Encrypted on Google Cloud, never your bank login. Works with no signal. Every edit kept in your history. Leave in one tap.

01 The day-to-day

Every landlord issue, handled in seconds.

Rent, repairs, tenants, reminders - and every dollar files itself in the right tax category.

Paper in, entries out

  • Receipts: photograph it - filed, attached, backed up.
  • Bank statements: import the file, entries get the ✓ bank mark; the count prints on every report.
  • Mileage: log the trip; the deduction is done.

Your tenants get their own door

Attached to your books, invisible to your tenants. You see everything they send.

  • Applications from a link in your listing. No SSN is ever stored.
  • Problem reports with photos - one tap becomes the repair expense.
  • Private messages, per tenant - next to the lease, not in a lost text thread.

Rent, paid online. Straight to your bank.

Tenants pay from their bank; it lands in yours, booked.

  • Part of Premium. Bank transfers 0.8%, capped at $5; cards, if you allow them, 2.9% + 30¢. You choose who pays.
  • Deposit, first month, late fees - prorated per the lease.
  • A monthly statement and a reminder before the 1st.
02 Taxes & lenders

Your numbers, defensible - to the IRS, your lender, yourself.

Every line traces to its entry, its receipt, and the paper it was checked against. The proof builds itself.

April is a download

Schedule E per property, reconciled to your Form 1098 and mortgage statement. Your CPA sees records, not a shoebox.

  • Lender package - NOI, DSCR, rent roll. Rent roll and owner's statement as one-pagers too.
  • Monthly health email - in, out, kept, and what's off.
  • Full export - one file, yours, any time.

Who's behind it

A person, not a logo.

I do finance for a living and rentals on the side. This app has one job: seconds a day, and records our CPA trusts in April. If my wife can't use it, it doesn't ship. Ask her - plenty hasn't.

Fair questions

Asked before trusting us. Good.

What makes this different from a dashboard?

The figures a CPA signs - interest, depreciation, basis, escrow - come off your lender's and county's documents and reconcile to them; every entry says where it came from. A bank feed cannot.

Do you connect to my bank account?

No. Imports are files you download from your bank yourself - no credential to hold. The file marks every entry it matches.

What does it cost?

Free to start, no card. Free keeps three properties, your papers read (30 a month) and full exports; Premium is $20 a month or $199 a year. Promo code SAVE20: 20% off the first year.

I have a property manager. Is this still for me?

Yes, if the property is yours. Your manager sees rent and repairs; the mortgage, Form 1098 and depreciation are still yours in April. Their statement imports as a spreadsheet.

What can I model today, honestly?

Four what-ifs on your real books: raise the rent, lose the tenant, refinance or cash out, sell vs hold. An AI partner explains the trade-offs and drafts questions for your CPA - it never decides.

Can I leave, and take my data with me?

Always. One tap exports your entire portfolio as a single file, and one tap deletes your account and everything in it - no "email us to close your account." The full plain-English promises are here.

Do my tenants see my books?

Never. Tenants get their own accounts - their applications and messages reach you, your numbers never reach them. No Social Security number is collected.

Is this tax advice?

No - it's clean records. The figures are a head start for you and your CPA, organized the way Schedule E wants them, with the receipts attached. Your CPA will like us. They may not say so.

Run it. Prove it. Test it.
